1. Structure

RCC Framed structure designed to withstand wind and seismic loads.


2. Basement

Treatment with termite control.


3. Superstructure

Solid cement block masonry in CM (1:6) prop. All external walls in 8” thick and all internal walls with 4’6” thick.


4. Plastering

Two coats with CM (1:5) and CM (1:4), sponge finish.


5. Cement

53/43 grade of Ultratec/ACC/Ambuja/KCP or equivalent.


6. Doors

200&300 Sq.yards villas: Main door 7’height Teak wood frame and shutters. All Internal doors teak wood frame and Skin/Flush doors of reputed make.

500 & 1000 Sq.Yards villas: Main door 8’height Teak wood frame and shutters. All Internal doors 8’ height teak wood frame and veneer paneled doors of reputed make. All hardware Godrej/Dorset or its equivalent make.


7. Windows

All windows are UPVC/Teak wood of reputed make and safety grills. Staircase with RCC structure enveloped with wood veneer or marble. Railing with wood or SS.


8. Grills

All grills with 10 MM Square Rod for Windows and M.S. Gates.


9. Stair case

RCC Steps encased in Wooden Veneer or Marble, Railing with wooden / SS Support.


10. Hardware

All Hardware shall be in Stainless Steel Matt finish.


11. Parking & Walkways

Car parking & Walkways Heavy duty Tiles / Cement precast plates.


12. Vastu

100% Vastu Based Concept & Design.


13. Waterproof treatment

For all toilets, Balconies and terrace.


14. Painting

Waterproof exterior emulsion over wall care smooth finish for external walls and acrylic emulsion over altek smooth finish for internal walls.


15. Electrical

Concealed copper fire retardant wiring of finolex or equivalent with adequate points with MCBs in all rooms. Modular switches of snider/Legrand or equivalent. Provision for ACs, Geysers.


16. Flooring

All WCs, wash basins, duel flush concealed cisterns of Parryware/Hindware or equivalent make. Health faucet, Showers, bath fittings of Jaquar or equivalent make.


18. Kitchen

Black granite platform half round molding with SS sink and reputed make tiles dadoing up to 2’6” height.


19. Power backup

Full generator backup for all common areas in colony from centralized DG power source.


20. Solar Water heater

Solar water heater providing for each villa.


21. Communication

Provision for DTH/Cable connection, data connection in all bed rooms, living, Lounge areas. Intercom connection from security to all villas. Provision for broadband connection to all villas.


22. Plumbing

All lines are CPVC/UPVC of reputed make.


23. Water Supply

Underground supply through Hydro Pneumatic system. Water softener shall be provided to reduce the hardness of bore water.
